Each owner sets their own criteria, but most look for the following. If something on your record is less than perfect, it doesn't automatically rule you out. A letter of explanation, a larger deposit or a co-signer can often help.
Rental history
Two years of rental history, with previous addresses, dates and landlord phone numbers.
Employment history
Two years of employment history, with company names, supervisor or HR contacts and dates.
Income
Gross monthly income of at least three times the rent. Self-employed applicants should provide recent tax returns and bank statements.
Credit
A credit report is reviewed for payment history, evictions, judgments, bankruptcies and liens.

How do I pay rent?
Pay online through the tenant portal. Rent is due by the 4th of each month, and late fees begin after that.
How do I request maintenance?
Submit non-emergency requests through the tenant portal or the maintenance request form. For emergencies such as flooding, no heat in freezing weather, gas smells or electrical hazards, call (469) 951-9767 any time.
Who is responsible for repairs?
The landlord must repair conditions that materially affect the health or safety of an ordinary tenant. Report problems promptly, including small ones like leaks under sinks, so they can be fixed before they get worse.
Can I use my security deposit as the last month's rent?
No. The last month's rent is due on time like any other month. After you move out, your deposit is returned to your forwarding address within 30 days, with an itemized list of any deductions.
Can I paint or make changes to the property?
Only with the owner's written approval. Submit a description of the change, with color or material samples, and wait for approval before starting. Unapproved changes can be charged back to restore the property.
Can I get a pet?
Get approval before bringing any pet home. An unauthorized pet is a lease violation and can result in fines. Pet deposits and rules vary by property.
When should I start looking for my next home?
Contact us as early as possible before your move. The best results usually come from starting about 6 weeks ahead, though we can often find a home within a few days when needed.
